The pictures you see above are what the other company tried to do with sanding the floor by hand, the other picture is of the sunroom once we sanded the floor and applied a natural seal coat and 2 coats of 100% oil based polyurethane.
This is an old oak floor with the mahogany inlay we refinished for a family that just bought this house in Margate. This client called us and was beside herself because she had hired a company out of Toms River to refinish their hardwood floors and had been there for 3 days and had no idea what they were doing. As you can see from the before pictures the floors needed to be refinished. there were some pets stains that did not sand out, and the other company had done a repair in the floor but instead of using red oak which the old floor was they installed white oak. the first day we started the hardwood floor refinishing project we sanded the floors 3 times we also tried using a bleaching process on the pet stains but they still did not come out. This floor was not a 3/4 inch solid oak floor, they were a 5/16ths floor which were faced nailed, that is how they use to install the old floors. Once the floors were ready we then applied a natural seal coat. About an hour later we applied our first coat of polyurethane. We arrived back at the clients home the next day to screen the floors, which is preparing the last coat to accept the next coat and applied our last coat of 100% oil based polyurethane.
When you have a hardwood floor refinished all furniture must be out the rooms that are going to be refinished. This job took us 3 days. You cannot walk on the floors until 6 to 8 hours after the job is complete, and furniture can be returned 72 hours after done is done. 
Everyday I sent the family pictures of the floors while they were being done. They loved that fact that even though they couldn't be there to see what was being done they were getting pictures throughout the entire process. They loved the job when we were done, especially after dealing with the other company.

When it comes to refinishing a hardwood floor knowledge is power. There are a lot of contractors down here that don't do quality work and when you need them to come back and fix something good luck! When you get quotes from contractors to want to be able to compare apples to apples and that is not always the case in hardwood floor refinishing. Any contractor down here that does quality work, is fully insured and carries workman's comp and uses quality product should be close in price.  
There are contractors down here that are very cheap, well you get what you pay for. If you hire a contractor make sure their insurance company emails you a copy of their insurance. You never want to get it from the contractor because it may not be valid.
